Commercial Development

Chennai, India

The project is a 12,000 sqft commercial building in the prime neighbourhood of MRC Nagar in Chennai. It is a Stilt+4 storeyed concrete frame structure accommodating offices and a Starbucks coffee shop.

The building has a column-free, vastu compliant, open plan with maximum achievable FSI, which offers flexibility and efficiency to the workspaces. The E-W facades are relatively shielded to reduce heat gain, while N-S facades have larger windows that allow daylight inside. Two levels have a large green outdoor patio that act as lungs for the building and provide moments of respite from a sedentary indoor work life.

The facade is designed in a clean and minimal fashion, using a cement concrete finish which is not only timeless but also durable and maintenance free. There is fine detailing around the slender fenestrations that lend a sense of depth and character to the otherwise even surfaces. The dense planters flowing onto the facade give life to the building.
